Snow Removal Services Update

 

As we prepare another MN winter storm,  we wanted to send the snow service specifications for residents information. Southwind's contract with the lawn & snow contractor, Patriot Home Properties,  provides the following winter snowplowing/shoveling services. Management and the Board have been working closely with the new vendor as they get accustomed to serving our community and work out the "kinks". 

 

Plowing: A brief ‘open-up” swipe/ plowing of streets, drives and parking areas for snowfalls exceeding 4 inches. A brief open up of property drive lanes/ways will be completed in an effort to make property/residence accessible. No shoveling will be completed during open ups.  This is NOT the final plowing. Please do not call the Board to complain about the lack of snow removed during the “OPEN UP” swipe. Patience is appreciated. 
 

Plowing: A thorough clean-up will be completed for snowfalls exceeding 1.5-5 inches within 12 hours of snowfall cessation. 

Blizzard conditions: Should there be an accumulation of 1-2 feet of snow, the contractor will execute open ups each time 4 inches additional inches has fallen. 

 
For snowfalls exceeding 6 inches, drives will be plowed within 16 hours of the cessation of snow falling.

Shoveling: Garage aprons will be cleared at least 12 inches from the garage door within 12 hours of snowfalls exceeding 1-5 inches. The City plows the streets and snow accumulates around the mailboxes. Plowing additional snow away from mailboxes is included but contractor will not be hand shoveling around mailboxes. Contractor makes every effort to time City plowing with their snow removal services. However, timing is not always exact. 

All sidewalks will be cleared the day FOLLOWING the completion of snowplow services for snowfalls exceeding 1-5 inches. This will be extended to two days for snowfalls over 6 inches.

Sanding: Sanding of the roadways, sidewalks and drives in NOT included in the contract. 

Blowing or Drifting Snow:  Plowing/sidewalk clearing due to blowing or drifting snow (including city plow build up) is not included in this contract. If such conditions occur, snow services will commence upon request at a cost of time and material
During blizzard conditions or extreme cold, time will be extended for completion of all services. Thank you for your Patience. We’ve chosen to live in Minnesota during the winter and we expect large amounts of snowfall and delays.

Occupants who park on the driveway understand they must shovel their own space. If an additional trip is requested to clear the snow from your driveway due to a parked car, you will be charged the additional incurred expense.

Any damage resulting from snow removal must be reported to your Property Manager within 24 hours of the occurrence. All snow removal damages must be corrected to later than May 30th.

The grounds company relies on the weather forecast to estimate how much snow will fall, when it will start, stop, and possibly start again. The forecast is not always correct. Please be patient during these times. The grounds company will be doing their best to get everyone cleared out in a timely manner.
